If you have that issue "not enough buyers" and no commercial demand why would you zone more commercial or residential? Generic industry as Mark stated will give what it can to commercial if it can (based on traffic) and export the rest, if it can. But make sure it does not go below 3% -The higher the industrial demand the higher the unemployment %. In condition your unemployment always less then 10%. The trick is always make sure the industrial demand is highest compare to commecial demand followed by residential demand. Even with industrial demand, I prefer to office zoning in condition you have adequate educated citizen. The industry zoning should be the last resolve if there is commercial demand because commercial will work as industry also. If there is no demand for commercial, zone a residential first. ![]()
